The building designers, BRD Group, have executed a masterful new build here, working with the construction team from Shadforth Lythgo on the two-level luxury Sunshine Coast house.

To comfortably accommodate the different lifestyle needs of the family members, the house has two master bedroom suites, one for each level. It also has a self-contained guest suite and separate carer’s accommodation with a private entry. Complete with a large garage, a fantastic undercover pool, spacious entertaining areas, and multiple open-plan living spaces, its tailored design is made for easy living.

As the home is built on a sloping block with high-level rock substrate, the challenge was to terrace the design with the land, says Brad Read, Principal Building and Interior Designer at BRD Group. We also had to accommodate the pool zone – tricky given the block’s spatial restrictions – while also keeping the house under the height provisions.

The finished home boasts a relaxed warmth, yet is contemporary enough to complement the neighbouring properties. We’ve incorporated many of the interior, facade and outdoor features that were specified by our client into the design, like the use of timber for flooring, along with the timber accents featured in the custom-designed, built-in cabinetry, and touches of natural stone, adds Brad.

The kitchen design incorporates a large butler’s pantry which provides an extra sink, refrigeration, and prep areas, and is at the heart of the open-plan upper-level living zone.

The entry portals and steel sheeting to the street facade are a nod to the brief for a contemporary style, yet softened by the front entry and landscape undercroft zone. Here, the use of greenery and the clients cherished old boat as a landscape feature combine to provide a unique contemplation zone.

Given that the mother and son needed their own private spaces to retreat to, a lot of emphasis was put towards creating comfortable master bedrooms. The upper-level master suite, in particular, is a standout, with its elevated position commanding views that stretch all the way to the coastline beyond. The palatial bedroom is integrated well with the common living areas and has access out on to the large entertaining deck.

The view can also be enjoyed from the upper-level master ensuite, with the layout of the bath, shower, basin, and toilet offering a sense of a private sanctuary. Much like the other guest bathrooms in the home, the two master ensuites include the extensive use of feature tiling and the subtle use of timber.

A large lower terrace area connects to the undercover pool, offering an all-weather entertaining zone. Upstairs, the main level deck includes a BBQ area and bi-fold doors linking the indoor/outdoor living spaces.

The home by BRD Group took just over two years from initial design to completion.

Shadforth Lythgo did a superb job of working with our client’s needs and with our design to provide the result you see today,” says Brad from BRD Group. “By incorporating a high level of detail and quality, we’ve created a wonderful, tailored home for our client and her son to love living in together.
